By engaging our services or using our website, you agree to the following terms and conditions, which govern our relationship with property owners, tenants, and service users. Santonelli Property Management is a licensed property management firm in South Carolina (PMIC License #143229).
Scope of Services
Santonelli Property Management provides property management, leasing, and project management services. These may include, but are not limited to:

Marketing and showing properties

Tenant screening and placement

Lease creation and execution

Rent collection and financial reporting

Property inspections and maintenance coordination

Renovation oversight and contractor management

Vacant property services and concierge offerings
Fees
Fees for property management, leasing, and project services are defined by individual agreements. Unless otherwise specified:

A monthly management fee is based on gross collected rent.

Project management fees are billed monthly or per project scope.

Leasing fees and vendor costs will be detailed in the service agreement.
Repairs and Maintenance
Unless otherwise specified in writing, Santonelli Property Management will obtain owner approval for any non-emergency repairs or expenses over $250. Emergency issues will be handled promptly to prevent damage or tenant harm.
Limitation of Liability
Santonelli Property Management provides conscientious and professional service, including referrals to vetted vendors and contractors. However, we are not liable for the performance, costs, or outcomes of third-party service providers.
To the extent permitted by law:

Santonelli Property Management shall not be liable for indirect, incidental, or consequential damages, including loss of profit or rental income.

Total liability shall not exceed fees paid to Santonelli Property Management in the preceding 12 months, unless resulting from gross negligence.
Dispute Resolution
In the event of a dispute, both parties agree to:

Attempt mediation with a mutually agreed-upon mediator in Charleston County, SC.

If mediation fails, submit to binding arbitration under the South Carolina Uniform Arbitration Act.
Litigation in court will not be pursued except to enforce an arbitration award.
Independent Contractor
Santonelli Property Management operates as an independent contractor. No employer-employee relationship is established between Santonelli Property Management and the client.
Insurance
Property owners are responsible for maintaining valid homeowner or landlord insurance policies. Santonelli Property Management may request to be listed as an "Interested Party" on insurance documentation.
Privacy & Data
Client information submitted via our website or email is used solely to provide services or respond to inquiries. We will never sell or share your personal information.
