With over three decades of experience acquiring, renovating, and managing real estate across multiple states, Michael Santonelli brings the kind of seasoned insight and practical know-how that only comes from years in the trenches. Known for his integrity, contractor negotiation skills, and proactive property care, Michael has built Santonelli Property Management around the principle that exceptional service is the only path to exceptional ROI. His Charleston-based firm is personal, professional, and built for long-term success—just like the homes he manages.

Whether your property needs a fresh coat of paint, a full-scale renovation, or ongoing maintenance, Michael acts as your on-site project manager and general contractor liaison. He brings over 30 years of experience in real estate investment and property rehab, including navigating Charleston’s Board of Architectural Review (BAR) and permitting processes.     That’s exactly what we do. We handle it all—contractors, tenants, vendors—so you only have one person to call.
  • Can you oversee deliveries or furniture installations?
    Yes. We can be on-site to meet vendors, sign for packages, and supervise in-home services while you’re away.
  • Do I have to use your vendors?
    No, but we do have a trusted network of licensed and insured professionals we can recommend and manage on your behalf.
  • Can you help with light renovations before leasing?
    Absolutely. We can coordinate everything from paint and flooring to small cosmetic upgrades to get your home rent-ready.
  • I don’t live in Charleston full-time. Can you manage my renovation while I’m away?

We can manage the entire renovation process from start to finish—sourcing contractors, securing permits, coordinating with architects, and staying on-site to oversee daily progress so you don't have to fly in or micromanage from afar. With extensive experience working within Charleston’s permitting system and BAR (Board of Architectural Review), Mike ensures your project moves efficiently and meets all code and design standards.
